Like every mechanical system in your home hot water heaters can be prone to failure.  Sometimes they will last only a few years if you tried to save money by installing a low cost water heater or it was installed poorly.  While many of the better quality manufacturers hot water tanks can last 10 years or more when properly cared for.  If you have a traditional hot water tank, it will eventually fail and need to be replaced.

Signs You Need To Replace Your Water Heater

#1. How old is your Hot Water Tank?

A water heater is generally expected to only last 8-12 years.  This can vary depending on the type and quality of the hot water tank, how frequently it gets used, and the hardness and PH of the water source you're connected to.  If you have a water heater that is 10 years old or older it needs to be replaced sooner than later.  You want to replace it before it becomes a problem.  When hot water tanks spring a leak murphy's law always makes sure it's when you're away from home.  We are often called to replace tanks that have failed and the homeowners were not there to mitigate the water damage and the repairs then become much more costly.  If you're unsure about the age of your tank or what type of condition it's in we'd be happy to take a look for you.

#2. Do you get colored or tinted hot water from your taps?

If you're getting colored or tinted hot water out of your taps it's a good sign there is corrosion happening inside of your hot water tank.  This is common with hard water (mineral rich) and older hot water tanks.  The older the tank the more likely it is to have rust built up inside the tank.  The only repair for tinted water is a tank replacement and sometimes even some of the immediate piping too if it has corrosion as well.

#3. Do you notice your water isn't as hot anymore and you never changed the setting?

Hot water heaters performance can degrade over time.  When you notice the water isn't getting as hot as it used too or it takes much longer for the tank to heat your water after a long shower then it's likely the tank is having some issues.  It could be as simple as an electrical issue or it could be a more serious failure with the tank and internals.  Hot water tanks have come a long way in the last decade so if your tank is old it might be time to replace it with a more modern and efficient hot water tank.

#4. Do you notice any moisture or wetness around the base of your hot water tank?

This is a sign that your tanks internals are corroding and water is seeping out of the tank OR you could have an external leak from the piping bringing water to or from the tank.  There is no permanent repair for the hot water tank if it's leaking.  Your best option if the tank is leaking is to replace it with a new one.

#5. A flood in the area around the water heater is a sure sign that you need a new one.
